中心城区的更新和再开发，是美国城市应对郊区化和城市中心区衰败问题而采用的重要解决方式。公共部门和私人部门的不同角色和他们之间的互动，在很大程度上决定了城市更新项目的内容和结果。本文首先回顾了20世纪后半叶美国城市中心区的更新中，利益相关参与者之间关系的变迁。然后介绍美国学术界对城市更新潜在原理进行揭示的主要理论，探讨角色变化的动因及其带来的结果。最后文章通过纽黑文（New Heaven）城市中心更新和纽约时代广场改造两个案例，展现更新项目中参与者之间关系的细节。

Abstract：??

American downtown redevelopment in the second half of the twentieth century was marked by a significant and dynamic relationship between various entities in the public and private sectors. The paper describes the course of this relationship during this period, including shifts in respective public and private roles, the changing motivations of different actors, and the major forces motivating redevelopment. It is followed by an introduction of the existing theories explaining the relationships in redevelopment processes. The paper then provides evidence for the arguments using two primary examples of American cities.
